by the real estate agent. So, what do we do now? We liked the house (someone was there installing brand new furnaces), and we liked it. I just don't want to use the agent I talked with. We waited and waited and waited and called and left a message. Still nothing.

    was it the listing agent that stood you up or one you called to be your personal realtor?

    Get a different agent.

    Get a different agent.  Was it the listing agent that stood you up or your own real estate agent?  If it's your own agent, I would get a new one or even just contact the listing agent directly.

    Call a different agent and tell them the address and that you are interested.

     you can find a different one. we did that, our first agent was real pushy. we told her we didnt want to see any houses outside of our budget and she kept pushing us to see houses that were waaayyyy out of our price range. so we dropped her. the one we have now is amazing! what you have to understand about real estate agents is that they mainly work off of a commission. you are going to want to find one that has another job on the side and uses real estate as a hobby or for a little bit of extra money. our agent now is a police officer and we love her! she knows all the best areas, she has been sticking below our price budget and she is super helpful.

    You definitely need a different one...  I don't depend on Real Estate for my income.. I do it to get me out of the house, and I have a blast with my job... I truly love it

    You need an agent who will listen to you, your needs, wants, price points, etc..

    As for an agent who brought you to listings high out of your range, she was probably hoping to get you to "fall in love" with what you were looking at, and for a higher priced house... I would NEVER do that!  I would only go $25K over your budget... BECAUSE... in certain cases, the Seller has a LOT of wiggle room.. in some cases, if it is priced, say, at $250K... and they bought the house 25 years ago, and only owe under $90K..(just for example).. there is a TON of room for negotiations... What it they wanted the house to go to a family?? not a single person??
